Why lenders want a single file

Mortgage underwriters review dozens of applications a day. A folder of twelve separate statement PDFs — each named eStatement_2381.pdf — slows them down and risks a page going missing. One merged file, in date order, with a page count that matches what you listed, reads as organized and complete. It’s the difference between “conditions cleared” and “we need you to resend month 3.”

Get the order right

The single most common mistake is merging in upload order instead of date order. Banks often name files by account number, not month, so the default sort can scramble them. Before you merge:

  • Put the oldest statement first, newest last.
  • Keep all pages of each statement together — don’t interleave.
  • If a statement is split across two downloads, place them back-to-back.

In Pditor you drag the files into the right sequence before hitting Merge, so what you see is exactly what comes out.

Steps

  1. Download each month’s statement as a PDF from your bank.
  2. Drop them all into Merge PDF.
  3. Drag them into oldest-to-newest order.
  4. Merge — one file, all pages preserved.
  5. Verify the page count and month order, then submit.

Trim before you send (optional)

If a statement includes pages the lender doesn’t need — a promotional insert, a blank back page — use Delete pages first, then merge the clean versions. The goal is one tidy PDF that answers the underwriter’s question without making them hunt for it.

Frequently asked questions

Will merging change how my statements look?
No. Merge keeps each page byte-for-byte as the bank produced it — same layout, same text, same transaction detail. It only stitches the files together into one document.
What order should bank statements be in?
Oldest to newest. Underwriters read a continuous history front to back, so put the earliest month first. In Pditor you set the order by dragging the files before merging.
Is it safe to merge financial documents here?
Files are processed for the merge and auto-delete within an hour on the free tier (24 hours on Pro). No account is required, and nothing is shared with third parties.
Can I also remove a page before submitting?
Yes — use Split or Delete pages to drop anything you don't need (like a marketing insert), then merge what's left.
